URBAN REGENERATION STARTS FROM THE OUTSIDE IN
Urban regeneration often begins on the edge or transitional zone of a CBD or inner city, which builds a “bridge” for those investors, residents, businesses and creatives who may be hesitant to return immediately to the core inner city or CBD.
For exmaple in Durban, Florida Road and parts of the Inner City south of the Umgeni River are critical in attracting various groups back to the Inner City and cannot be seen as separate but rather as a connected system of parts contributing to the bigger picture of Inner City regeneration.

A DISTRICT OR PRECINCT DEVELOPMENT MODEL
A core strategy of Inner City regeneration is the acquisition of a portfolio of developments (several buildings or blocks in areas) which have not met their full potential. Through a combination of additive investment - of which the the public realm is a critical part - ) and re-positioning the Districts to appeal to key consumer groups, urban regeneration, entrepreneurship and employment is facilitated which results in thriving urban communities which can anchor inner City redevelopment.

AN INCREMENTAL AND DYNAMIC APPROACH
The very nature of high-quality urban regeneration work is organic, incremental and unpredictable. Projects do not necessarily start with a a fixed plan as refurbishment works can commence almost immediately when a significant local or international tenants are secured with redevelopment spend applied across a precinct over 5 to 10 year period.
